In February 2022, we were approached by a client who was looking for a reliable asset to preserve his capital and generate passive income in stable currency.

We were tasked with finding a liquid property that would bring the investor stable passive rental income. After looking at several properties, we decided on a 1-bedroom apartment in the Marina Crown Tower in the Dubai Marina area.

Dubai Marina is the main tourist center of Dubai, it has everything for life and recreation.

Attractions: The neighborhood is built around the world's largest artificial bay, where you can go boating. There is also Marina Walk, Marina Mall and many restaurants and stores.

Good transport accessibility: 2 metro stations and exit to Sheikh Zayed road, ferry to Business bay, beaches are literally 5-10 minutes on foot.

We found a great option: a vacant apartment, excellent value (similar properties in the tower were selling for more), panoramic views of the skyscrapers, close to the metro and main roads, good condition and availability of furniture.

We managed to make repairs literally in 2 weeks and already in the first days of March we rented the apartment. Furnishing and repair work cost the investor only $5107.

Now our investor receives an average of $2183 per month net profit from renting out the apartment. The property is in high demand among tenants because of its location, beautiful renovation and panoramic view.
