In July 2022, we were approached by an investor who had sold several rental apartments in Russia. He wanted to withdraw his ruble capital and receive a stable income in currency from his apartment in Dubai.

We heard his wishes and offered to consider several 2BR and 3BR options in Dubai Marina for his budget. In this area we record the highest rental yields due to the favorable location, which is popular not only among tourists, but also among expats.

The choice was 3BR in our favorite Princess Tower, where we successfully rent out several apartments. We did a turnkey transaction (the investor didn't even have to come to Dubai) and prepared the property for renting.

Dubai Marina neighborhood
Dubai Marina is the main tourist center of Dubai, it has everything for life and recreation.

Attractions: The neighborhood is built around the world's largest artificial bay, where you can go boating. There is also Marina Walk, Marina Mall and many restaurants and stores.

Good transport accessibility: 2 metro stations and exit to Sheikh Zayed road, ferry to Business bay, beaches are literally 5-10 minutes on foot.

Investment Attractiveness: Marina has the highest rental demand all year round - both tourists and expats love to live here, so your apartment will never be idle.

We did a turnkey deal and started the renovation. Our design team had a lot of work to do. The apartment was in a terrible state, but in two weeks we turned it into a candy bar and made it expensive.

Why the high ROI? We rented out the property in a coliving format, meaning each tenant has their own separate room, bathroom and common spaces. This allowed us to increase the rent by 25% per month.

Now our investor receives $4216 per month in net profit in currency.
